Off-Plan Property Costa del Sol

One of the most popular ways to purchase a new property here in Spain is at the planning stage. This means you will generally get a much better price than when construction starts. These days buying off-plan property on the Costa del Sol is about as safe as it gets. There are now many different laws in place about how deposits and further payments are banked and used. Unlike the old days your money does not fund the project itself, there needs to already be sufficient funds available from the developer.

Buying off-plan in most cases is before the actual build license has been issued. As soon as the license is in place you will find the prices will increase as some people prefer to wait until this stage before reserving a property. This is why buying off-plan on the Costa del Sol is a very popular choice for people looking to pick up a brand new modern property at a great discounted price.

Buying During Construction

Although this is still off-plan the prices will have increased from the original offering. This stage is also the official launch stage of any new development on the Costa del Sol. It is normally possible to make a visit to the site so you can get a feel for the area, views and layout of the development itself. There will normally also be a sales office onsite with a model of the complex.

Show House or Apartment

Once the show house is open, which is normally one of the actual properties, it will give you a much better idea of the layout of one of the homes and the quality of the fixtures and fittings. This is another important stage in the construction and sales process and you will find that prices will again increase at this stage.

Completion of Development

This is essentially the last stage of a new development when the main building work has been completed. There might still be some work to be done on communal areas. This is another stage at which you could see a price increase and buyers at this stage will be able to look at various apartments and get a good feel for views and surroundings.

Key Ready

The very final stage of a new development is when the habitation license is issued. This is when you are legally allowed to live in the properties. Up until this stage you will not be able to contract electricity and other utilities, but when it has been issues, you can contract for all services.
